Independent reporting service

PermitReporter is an independent Georgia public-record reporting service. It is not a government agency, permitting authority, official record system, filing portal, legal service, title service, ownership database, or consumer-reporting agency. Nothing on the site files, approves, denies, modifies, or cancels a permit.

No completeness or accuracy guarantee

Public sources differ in scope, access, cadence, history, reliability, and terminology. Records can lag, contain errors, disappear, or be corrected. “No matching record collected” does not mean no permit or activity exists. Verify consequential facts at the linked official source before making business, financial, legal, property, safety, or other decisions.

Permits are not findings of fault

A permit, application, notice, filing, inspection entry, sale entry, or other public record is not evidence that any person or organization acted improperly. Do not use PermitReporter to harass, discriminate, threaten, identify private individuals, or make eligibility, employment, housing, credit, insurance, law-enforcement, or similar high-impact decisions.

Contractor signals

Trade, scope, likely next-buyer, heat, and confidence fields are PermitReporter editorial classifications derived from public permit text. They are not official issuer fields, endorsements, referrals, bid invitations, proof that work remains available, or guarantees of a sales opportunity.

AI and API use

Compatible assistants and applications may search, retrieve, summarize, and cite PermitReporter's public interfaces. Preserve the canonical PermitReporter record, returned official-source link, record date, collection timestamp, coverage limit, and any editorial-classification label. Do not attempt to obtain or infer raw payloads, party arrays, watch email addresses, confirmation tokens, or internal data.

Authorized email watches

You may create a watch only for an email address you own or are authorized to use. If an AI assistant acts for you, you must review the exact email, query and optional county and explicitly authorize the request and confirmation email. You must accept these Terms and the Privacy Policy. A UUID may be reused only to retry the same unchanged request. The watch remains inactive until the address confirms it.

A watch is an alert request, not a permit filing or coverage guarantee. You may delete an active watch with its private unsubscribe link. Do not create watches for another person without their permission or use automated submissions to evade rate limits.

Availability and changes

PermitReporter may correct, relabel, restrict, suspend, or discontinue records, routes, interfaces, classifications, watches, or the service when needed for accuracy, privacy, security, legal compliance, source terms, or operations. Interfaces may evolve; discover current tool and field contracts from MCP or OpenAPI instead of relying on undocumented behavior.

Acceptance

By using the service, you agree to these Terms. If you do not agree, do not use the service or create a watch.
